Looking to get a head start on lumber materials for a new home?  Take advantage of this lower cost lumber opportunity.  This auction features a number of classic home designs from a well known modular home builder.  There is also a quantity of multi-family townhome units with 4 and 6-Plex designs each having two floor units up to 1500 sq ft.  These lots are as described below and provide for a head start to the lumber requirement for the skeleton only – exterior/interior wall panels and roof trusses only and may not be 100% complete but does offer the experienced DIY’er or builder the reduced costs savings on lumber from what we are experiencing lately.  Each lot has architectural drawings, a complete BOM listing and renderings of the final product. 

Before the bidding starts, we wanted to make it clear as to what we are selling.  None of the homes are in a complete state.

You are essentially bidding on the partial skeleton of a building.  Walls and trusses.  Each package is detailed as to what is included and if you look at the BOM (Bill of Materials), it will also list what you need to complete the building structurally.  You are bidding on pre-fabricated lumber components that partially make up the skeleton of a building.  These are very valuable components as lumber is at or near it’s highest historical price. 

This is a basic contemporary style Prefabricated Component House Framing Package that consists of Manufactured Exterior & Interior Wall Panels which also FEATURE Gable Style Rake Wall Panels as well to accommodate any Vaulted Ceiling areas and appropriate Roof Trusses + Manufactured Roof Trusses. Both the Wall Panels and Roof Trusses have been specifically engineered to accommodate this specific design.   This Colebrook Home design includes many features in 2984 Sq.Ft. of Living Area plus 616 Sq.Ft. Double Garage:   MAIN FLOOR area of 2021 Sq.Ft. consisting of:   Main Floor Entry & 2 pc Washroom, Laundry Room, Kitchen, Dining room with Vaulted Ceiling, Great Room with Vaulted Ceiling, Master Bedroom and Master Bedroom Ensuite.   GROUND LEVEL large 616 Sq.Ft. - For this auction and future auctions we are insisting on Online Payment.  This can be done by a credit card on file, or E-transfer. Purchases over $999 must be paid with Etransfer, Wire or Direct Deposit. If you are successful at the auction on today you will receive an invoice via email.  The invoice will have details for sending an e-transfer.  If you would prefer to use your credit card on file, please respond to the emailed invoice with an email requesting we charge your credit card or call us at 604.881.2253 and let us know to charge the credit card on file.  

- This will allow your  pick up to be quick.  We will have a paid invoice ready for you.  Pick up is  by appointment only All items must be removed by  Friday or Saturday between 9am and 4pm.    After that there will be a storage fee of $50.00 per item per day. 

**Please make sure you are able to make your scheduled pick-up time.  Due to the amount of people rescheduling their pick-up times we find it necessary to implement a $50 rescheduling fee for rescheduling.  It is important for the health and safety of our staff and other bidders that you show up on time.  If you don’t make your scheduled time you will need to send an e transfer to payment@ableauctions.ca $50 before you will be allowed to bid at future auctions. **
